This section provides a breakdown of the typical tasks involved in constructing the foundation and basement of your new home. Please note that this list is generic and intended to give you a general idea of the construction process. We will delve into each section in more detail in the following sections.
Site Preparation:
Demolition (if applicable): This involves removing any existing structures on the property.
Site Clearing: Clear any trees, brush, or debris from the building area.
Staking the Lot: A surveyor will mark the property lines and foundation footprint.
Underground Utility Locating: Before excavation begins, locate and mark any underground utilities like gas, water, and electrical lines to avoid accidental damage.
Basement Construction:
Excavation: The foundation walls require digging according to the building plans. This may involve removing soil and potentially leveling the area.
Hauling Away Excavated Material: The removed soil will need to be disposed of properly.
Footing and Foundation Walls: Concrete is poured to create the footings and foundation walls, which support the weight of the house.
Drainage System: A drainage system is installed around the foundation to direct water away from the house, protecting the basement from moisture. This might involve French drains and weeping tile.
Backfilling: The excavated soil is used to fill around the foundation walls, compacting it in layers to ensure stability.
Basement Floor Slab: A concrete slab is poured to create the basement floor. Depending on your plans, plumbing rough-ins for future fixtures like a bathroom or laundry room might be installed at this stage.
Basement Waterproofing: A waterproofing membrane is applied to the exterior foundation walls to prevent moisture seepage into the basement.
Window and Door Openings (if applicable): If you plan to have windows or doors in the basement walls, framings for these openings will be installed.
Following the Basement Construction:
Rough-ins for Plumbing and Electrical: Once the foundation is complete, the rough-in for plumbing pipes, drains, and electrical wiring can be installed throughout the house, including the basement. This prepares for the installation of fixtures and appliances later in the construction process.
Backfill Compaction Testing: The compaction of the backfill material around the foundation will be tested to ensure it meets engineering specifications.
